First and foremost our budget is up to $360,000 + closing costs, all cash offer. The areas we are looking at include Glendale, Eagle Rock, Highland Park, Silver Lake, Mount Washington, Atwater Village, Burbank, El Sereno, Alhambra and Pasadena. Both our parents live in Glendale, so these locations are ideal. We want to be close to our families and a comfortable commute to and from work. Our home must have at least a one car garage, 2 bedrooms, a washer and dryer, and at least a 5000 sq. ft. lot. Ideally, we would like a fireplace, a view of the hills/mountains/city lights, and an open floor plan. Our very first appointment with a Redfin Realtor is today.

For the past week, we’ve been searching relentlessly on redfin and driving to each favored home. During these joyrides, we are paying close attention to the location of the home, not just the specs of the house itself. For example, is there a lot of tagging? Is this a safe neighborhood? How’s parking on the street? What kind of people are walking around the area? This has helped us weed out the homes we don’t want to see, but at the same time, prepared us a nice list of homes we are curious to see more from.  Some of the things that aren’t ideal for us include a shared driveway, foundation issues, non-permitted construction, water leaking issues causing mold,  a pool (too much maintenance and a liability), and a possible termite infestation. We are also trying to stay from the houses that look like flips. The fun part of owning our first property is being able to put the value into our home ourselves. Let the hunting begin…
